Fire Restrictions
At certain times of the year in Western Australia, the Shire imposes restrictions on fire pits (including campfires), depending on the season and the current fire danger rating. The season starts from the 9th of November to the 12th of May. Please do not use the fire pit during this time.
Residents and visitors are responsible for understanding and abiding by all fire restrictions. Penalties for non-compliance apply.

Amenities
We like to provide you with an initial supply of toilet paper, body wash, oil, salt and pepper sachets, tea bags, coffee sachets, bin liners, dishwashing liquid, washing powder etc. upon arrival. These items are complementary and additional supplies of these are available at any of the three supermarkets in town River Fresh IGA, Coles and Woolworths.
TV Instructions
To turn the TV on / off press Power button. Use the Satking remote to change the channels.
Satking Digital satellite TV channels on HDMI1
The television is also connected to the internet, and guests may cast to the Google Chromecast attached to the HDMI 2 port.
From time to time, the Satking satellite receiver needs to be reset. To do so, press and hold the reset button on the front of the unit under the television until you see ‘boot’ on the screen.
Oven
Turn the timer on (right knob) and then turn the oven on.
Cooktop
The kitchen cooktop is provided gas by the two commercial bottles located on the wall outside, behind the oven. Turn the appropriate burner knob on and then press the ignition switch.
Rangehood
The master switch for the oven range hood is the middle switch in the group of three on the wall near the microwave. Once this switch is on, the rangehood light and fan can be operated by the controller on the device.
Hot Water
Hot water is HOT, please take care. The hot water on the property is heated by solar panels and a wetback system. On sunny days, the water is heated by solar energy. During cold weather, the water passes through pipes at the back of the fireplace and is further heated. Guests do not have to make any adjustments.
Hot water at the kitchen sink is almost instantaneous, but unfortunately, it takes about 30 seconds for the hot water to make it to the showers.
The clothes washing machine has a heating element when warm water is required.
Septic system
The whole property is on a septic sewage system. Human waste and toilet tissue are the only items that may be put into the toilets or washed down the sinks. Otherwise, the septic system will fail and overflow.
Ceiling Fans
The ceiling fans have a remote control for the fan and LED light. In the living area there is a switch on the wall near the post/opening in the wall from the dining area. These switches need to be on in order for the remote to work.
BBQ
To light the BBQ, turn on the gas bottle and then turn on one of the middle burners before pressing the piezo ignition switch. There is a spare gas bottle underneath the BBQ.
CCTV
There is a security camera set up in the breezeway by the front door, and at the front of the house pointing at the driveway. This is for security while the house is empty. If you do not feel comfortable with these cameras being on, please contact our office inside office hours and we can let you know how to switch them off for the duration of your stay.
Fences / Electric Fences
This property is a working farm on which a small cattle breeding program operates. The cattle need to access grass and water. At times internal gates will be deliberately left open, and at other times they will be closed. Please leave every gate as you find it.
Please stay out of the paddocks that have cattle in them. Cows are friendly animals, but they quickly become stressed when they don't feel secure or want to protect their calves. They will come over for a photograph if you stand still on the other side of the fence line.
Most of the fences on the property are charged with electricity to dissuade the cattle from pushing them over. Humans will also get shocked if they touch the fences. The electricity won't harm people but will be uncomfortable. Please go through the gates or over the styles to avoid the discomfort of being shocked by the fence.
Take care, and enter the farm at your own risk.
Noise Curfew
Quiet time is from 9pm. Please be reminded that we have a strict no party policy and ask that you be respectful of our neighbours at all times during your stay, particularly after sunset we ask you to please bring any music/noise inside.
Gas Bottles
Please note that if a gas bottle runs out during your stay you will need to manually switch to the other gas bottle. Please let us know if you have to switch bottles during your stay so we can be sure to order a replacement bottle.
No Smoking
Strictly NO Smoking inside the house. Please make sure any outside smoking is away from open windows and doors and cigarette butts are extinguished and disposed of appropriately. Any cigarette/cigar odours inside the house will incur an additional cleaning charge.
Water Safety
Please note that this is a farm property. There are electric fences, wildlife, farm animals and a dam on the property which is not fully fenced, we don't advertise this as a family friendly property for these reasons. If children are joining you, your little ones will need to be supervised at all times. Please take care.

Sorry, no pets.
Bee Hives
There are two bee hives in the corner of the orchard, please keep away from the hives.
Rubbish / Bins
There isn’t a regular bin collection service out here. Please help us by separating your rubbish the best you can.
The large bin passed the shed is for general waste.
The green bin in the carport near the shed is for Recycling
Please make sure to put your rubbish in the bins before you leave so we can avoid ants from moving in.
Smoke Alarms
This is fitted with a hard wired smoke alarm(s) with a battery back-up. Excessive smoke from cooking may set off the alarm. To turn off press the central button for a short period of time. If the alarm is continually making a regular ‘beep’ noise every 60 seconds it requires a new backup battery. Please advise our office so we can make the necessary arrangements for you.

Check-out Procedure
Check-out - Check-out time is anytime before 10am
Linen - please leave used beds unmade
Dishes - please wash and put away all dishes / cutlery / crockery
Power Off - please make sure you turn off the stove, all lights, heaters etc.
Furniture - please return any furniture that was rearranged during your stay to it’s original position
Rubbish - please take out the rubbish
Towels - please leave used towels on the bathroom floor
Door - please make sure you lock all the doors
Keys - please leave the keys in the lock box
Personal Belongings - please do a final check of the house for any personal belongings before you leave
